Terms of Service
Effective: March 30, 2026
1. Overview
Debtpin LLC (“Debtpin,” “we,” “our”) provides a technology platform that enables landlords and property managers (“you,” “your”) to report tenant rental payment data to consumer reporting agencies (“CRAs”), including Equifax, Experian, and TransUnion, in compliance with the Fair Credit Reporting Act (“FCRA”). By using Debtpin, you agree to these Terms of Service.
2. Your Role as a Furnisher
When you report tenant information through Debtpin, you are the furnisher of that information under the FCRA (15 U.S.C. § 1681s-2). Debtpin acts as your data processor, converting your data into the Metro 2 format required by the credit bureaus and transmitting it on your behalf. You retain all legal obligations of a furnisher, including the duty to provide accurate information, the duty to correct inaccurate information, and the duty to cooperate with dispute investigations.
3. Accuracy Warranty
You represent and warrant that all information you provide through Debtpin is accurate, complete, and supported by your records, including but not limited to: tenant name, property address, lease dates, rent amount, payment history, and any outstanding balance. You represent that you are the original creditor for the rental obligation and that you have the legal right to report this information.
4. Duty to Update
You agree to promptly update the status of any reported account through your Debtpin dashboard when circumstances change, including but not limited to: receipt of payment (full or partial), settlement of the debt, tenant bankruptcy filing, lease termination, correction of any previously reported information, or any other change that affects the accuracy of the reported data. Failure to update account information may result in inaccurate reporting, which could expose you to liability under the FCRA.
5. Dispute Cooperation
When Debtpin receives a consumer dispute regarding information you have reported, we will notify you and request verification. You agree to respond to our verification requests within 5 business days with the information and documentation needed to substantiate the reported data. If you do not respond within the investigation window, Debtpin will delete the disputed tradeline rather than verify unsubstantiated information. Debtpin will not verify information it cannot substantiate.
6. Prohibited Uses
You may not use Debtpin to:
- Report information you know or have reasonable cause to believe is inaccurate.
- Report debts that are the subject of pending litigation between you and the tenant unless disclosed at enrollment.
- Report debts that have been discharged in bankruptcy.
- Report debts arising from lease terms that violate applicable law.
- Retaliate against a tenant for exercising any legal right, including but not limited to complaining about habitability, organizing with other tenants, or filing complaints with government agencies.
- Report any individual who is not or was not your tenant.
7. Fees
The enrollment fee is $99 per tradeline. This covers initial reporting to all three credit bureaus. Active maintenance, including ongoing monthly reporting and dispute investigation, is $2 per month per active tradeline, beginning after the first 90 days. You may cancel at any time from your dashboard. If you cancel, the tradeline remains on file at the credit bureaus but is no longer actively updated or defended against disputes. All fees are non-refundable.
8. Indemnification
You agree to indemnify and hold harmless Debtpin LLC, its officers, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorney's fees) arising from: (a) inaccurate information you provided to Debtpin; (b) your failure to update account information; (c) your failure to respond to dispute verification requests; (d) your use of Debtpin in violation of these Terms or applicable law.
9. Limitation of Liability
Debtpin's total liability to you for any claim arising from or related to the service shall not exceed the fees you have paid to Debtpin in the 12 months preceding the claim. Debtpin is not liable for any indirect, incidental, special, or consequential damages.
10. Record Retention
You agree to retain all lease agreements, payment records, correspondence, and other documentation related to any account you report through Debtpin for the duration of the reporting period plus 7 years. Debtpin may request this documentation in connection with dispute investigations.
11. Termination
Either party may terminate this agreement at any time. Upon termination, Debtpin will cease monthly reporting for your accounts. Previously reported tradelines will remain on consumer credit files in accordance with FCRA retention rules (generally 7 years from the date of first delinquency for negative information). Sections 3, 5, 8, 9, and 10 survive termination.
12. Governing Law
These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict of law principles. Any dispute arising from these Terms shall be resolved in the state or federal courts located in Philadelphia, Pennsylvania.
13. Changes
We may update these Terms from time to time. We will notify you of material changes by email. Continued use of the service after notification constitutes acceptance.
